Are Sellers pricing lower? Or are Buyers becoming more confident?

🎯 TREND ALERT!!!
Multiple offer situations seem to be trending upwards … I have been following the over asking numbers & they look like this … 13 to 20 to 23 to 31 this week!!
Are Sellers pricing lower? Or are Buyers becoming more confident?
It seems to me, BUYERS are more CONFIDENT these days, but not as aggressive as a whole. I say this because when I looked at the over-asking-solds and extracted the list-price to sale-price ratio it was 105.09% …. So on average about 5% over the asking
One property only went $1.00 over while there were two that went roughly $130,000 over.
Across Simcoe County the list to sale ratio this week was approx. 98%.
In summary the prices are not increasing dramatically but we are seeing a healthy market with great activity!!
